In Langford, near Victoria, BC, One Bear Mountain transforms an abandoned concrete structure into a high-end 209-unit residential development. Rather than demolish, ACDF Architecture chose to repurpose the existing podium, reducing the project’s carbon footprint and avoiding material waste. Drawing inspiration from the curves of the golf course and nearby Mount Finlayson, the building’s fluid volumes soften its visual impact and blend naturally into the landscape. The natural stone base recalls local dry-stacked walls, while horizontal balconies and warm wood railings add rhythm and texture to the façade. Featuring two distinct entrances and 26,000 sq. ft. of shared amenities—including a panoramic pool, lounges, business center, and gardens—the project delivers a complete residential experience. Highly visible yet firmly rooted in its setting, One Bear Mountain demonstrates the value of intelligent reuse and thoughtful integration within an exceptional natural site.
